What is Home Watch?

Home Watch is a visual check of a home or property, looking for obvious issues. It is a service offered to people who own multiple homes and is especially popular in areas with many seasonal or part-time residents, such as Florida.

In its earliest form, Home Watch was often provided informally by neighbors helping their “snowbird” friends. As more homeowners recognized the value of having someone regularly look after their property, some began charging for the service—though often without establishing a business entity, carrying insurance, or using formal agreements. These individuals became known as “Hobby Home Watchers.”

Over time, the profession began to formalize. Around 2008, trade organizations were launched, and professional training and consulting programs were developed. Seasonal homeowners became more discerning, seeking out providers who were properly trained, insured, and bonded, and who offered agreements clearly outlining responsibilities.

Home Watch is not a licensed industry as of this writing, and there is no state-issued license available. Companies that claim to be “licensed” may be misleading. What homeowners should look for instead are Home Watch providers who are:

Professionally trained to recognize early warning signs of issues
Capable of conducting systematic, structured visual visits
Properly insured and bonded
Using formal agreements that clearly define responsibilities

Certified Home Watch Reporters are trained professionals who observe and report, helping homeowners arrange prompt follow-up through licensed contractors when needed.

Major events, such as Hurricane Irma in 2017 and Hurricane Ian in 2022, highlighted the importance of having reliable Home Watch services. After severe weather, professional providers can conduct timely visual checks and notify homeowners of obvious signs of concern.

Today, Professional Home Watch—when conducted by a Certified Home Watch Reporter—is recognized as a legitimate and respected profession.

What is a Certified Home Watch Reporter?

Certified Home Watch Reporters are graduates of the nationally recognized Home Watch Academy. Upon completing Academy training and meeting business registration, insurance, and bonding requirements, graduates are awarded the elite designation of Certified Home Watch Reporter.

The Academy’s goal is to provide recognition backed by strong foundational and continuing education. We believe homeowners deserve service from professionally trained, credentialed, and insured providers.

Certified Home Watch Reporters are part of a professional network of business owners and team members who value collaboration over competition. Together, we share best practices, support one another, and uphold the standards of the Certified Home Watch Reporter brand.

What are some of the things you do on your Home Watch visit?

On each visit, Platinum Pro Assist Home Watch performs systematic visual checks to help identify early signs of potential issues.

We run water through sinks, tubs, showers, and toilets to keep drain traps wet and check for visible leaks.

Appliances such as dishwashers and washing machines may be briefly cycled to confirm power and basic function.

A flashlight is used to examine ceilings, walls, and baseboards for visible signs of water intrusion or other damage.

Each home is equipped with a small tabletop hygrometer to monitor indoor temperature and humidity; readings are checked at every visit.

If concerns arise, we may use non-invasive tools such as a thermal infrared camera or surface hydrometer to help detect irregularities and notify the homeowner promptly.

Certified Home Watch Reporters are trained to recognize irregularities and provide timely reports so homeowners can arrange corrective action through licensed professionals.

In Florida’s tropical climate, monitoring humidity is especially important. We verify thermostat settings to ensure the AC system can maintain recommended levels.

It is considered best practice to have the water supply turned off whenever the home is unoccupied. For details regarding water lines, water heaters, and circulation pumps, homeowners should always consult their licensed plumbing contractor for specific instructions.

How frequently will you make a Home Watch visit to my home?

We recommend scheduling visits weekly or every two weeks.

Monthly visits are generally not effective, as too much can occur between checks, leaving a property vulnerable.

It is important to review your homeowner’s insurance policy, as some carriers require proof of regular Home Watch visits as a condition of coverage. Be sure to check the requirements outlined in your policy at each renewal and share this information with your Certified Home Watch Reporter to ensure compliance.

Do you have a Home Watch license? What about insurance?

There is currently no official license or regulatory requirement for Home Watch providers. Platinum Pro Assist Home Watch is fully insured, carrying $2 million in Commercial General Liability coverage (with a $2 million aggregate) and $2 million in Professional Liability / Errors & Omissions coverage. These limits exceed the minimums typically carried by other Home Watch providers in the area.

Some Home Watch companies reference a “license,” which usually refers to a local business tax receipt (sometimes called a business license). This is simply a registration with the city or county, not a Home Watch-specific license. In some cases, providers may list licenses from unrelated businesses, which can create confusion for homeowners.

For your protection, it is always best practice to verify a provider’s credentials directly.

How do you handle a problem or a damaging situation?

Every situation is unique, and our role is to assess and promptly communicate with the homeowner or their designated contact. When action is required, we rely on a network of trusted, qualified service providers.

It is important that Home Watch providers operate within their scope. Homeowners should confirm that any repair or maintenance work is handled by properly trained, licensed, and insured professionals. Attempting to “do everything” without the appropriate credentials can create unnecessary risk.

Why do you charge more than the other quote I received?

Will you find providers who charge less? Of course. You can find almost anything cheaper if you’re willing to settle for less. A Certified Home Watch Reporter is more than someone who just stops by briefly—true professionals know what to look for and have resources to connect homeowners with qualified, licensed providers when concerns arise.

This service is about trust and building a relationship with the person you’ve entrusted to be your eyes and ears while you’re away.

Home Watch is not a commodity, and the decision should never be made on price alone.

How do I know who is making the visit as well as if, and when, the visit was made?

1. The business owner or business partner personally completes each Home Watch visit.

2. A written report is provided by email after every visit for full transparency and documentation.

Some homeowners have experienced uncertainty with providers who do not confirm their visits. At Platinum Pro Assist Home Watch, excellent communication is the cornerstone of our service.

Many seasonal residents prefer working with a one- or two-person Home Watch company because it ensures direct accountability. When evaluating any provider, homeowners should confirm the level of Home Watch training and whether the same individual will be assigned consistently.

Who makes the visit if you have an illness or any other emergency?

Having a contingency plan is essential to reliable Home Watch service. If one of us is unable to make a scheduled visit, we have credentialed partners and colleagues within our professional network who can step in to ensure service continues uninterrupted. This is a key benefit of our affiliation with other Certified Home Watch Reporters.

In contrast, many informal providers lack a structured backup plan, which can result in missed visits or reliance on unqualified individuals.

What qualifies you to watch over my home?

We have invested in professional training and continuing education. Platinum Pro Assist Home Watch is a legally registered business in the State of Florida, fully insured, bonded, and background checked for your peace of mind. We adhere to the highest standards and recognized best practices within the Home Watch industry.

While prior career experience can add value, it should not be the sole reason to choose a provider. Home Watch requires specialized skills. Certified Home Watch Reporters receive ongoing training and testing, staying current with best practices to continually improve the quality of each visit and the services offered.

What else should I know?

We cannot prevent anything from happening. Our role is to conduct systematic visual visits and identify irregularities or concerns in their early stages—before they have the chance to escalate.

As a best practice, we perform a Post-Departure Visit shortly after you leave to confirm that the home is secure and properly prepared for vacancy. This includes checking that doors are locked, water is shut off when appropriate, and thermostat settings are correct.

We also conduct a Pre-Arrival Visit shortly before your return to ensure the home is ready for your arrival.
