Home Watch is a visual check of a home or property, looking for obvious issues. A service offered to people who own multiple homes, it is popular in areas that have a large percentage of part-time residents like Florida. It was originally considered assistance by “Neighbors Doing Favors”. These were the individuals who lived in a community year-round and would offer a helping hand to their snowbird friends.
As it gained popularity, many began accepting payment, but often without establishing a business entity, insurance, or formalizing agreements. These individuals became known as “Hobby Home Watchers”.
This started to change around 2008 when Home Watch became more popular. The first trade organizations were launched as well as companies that offered professional training and consulting. The seasonal homeowners became better educated and learned to vet a business before handing over the keys to their investment property.
Home Watch is not a regulated business as of this writing. Many companies state that they are licensed, insured, and bonded. There is not a license available for Home Watch, and stating such is considered misleading.
However, the homeowner should confirm that the Home Watch provider is professionally trained, properly insured, bonded, and expect to sign a contract that defines their responsibilities as well as those of the homeowner.

There were significant tipping points in Home Watch world in 2017 when Hurricane Irma visited Florida and in 2022 when Hurricane Ian caused record-breaking devastation. In fact, every major storm or natural disaster has a way of raising awareness that Professional Home Watch is an essential service.
That "Neighbor Doing a Favor" or "Hobby Home Watcher" is ill-prepared and without resources to handle these catastrophic events.
Professional Home Watch, conducted by a Certified Home Watch Reporter is now recognized as a legitimate and respected profession.
Certified Home Watch Reporters are graduates of the nationally recognized Home Watch Academy. Once Home Watch Academy training is complete, business registration, insurance, and bonding criteria are met, graduates are given the elite designation of Certified Home Watch Reporter.

On each visit, we will cycle the water which includes: running water in sinks, tubs, and showers to keep the drain traps wet so there are no smells or drain flies, checking for visible leaks, running the dishwasher and washing machine regularly, and brushing and flushing toilets.
A flashlight will be used to look at ceilings, visible walls and baseboards for signs of water or other damage.
We leave a small table-top hygrometer in every home. A hygrometer constantly measures indoor temperature and humidity in the house. As soon as we enter a home for a weekly visit, we read the hygrometer to make sure the temperature and humidity in the home is in the proper range.
If we suspect the temperature of the HVAC system, refrigerators, and wine coolers are not adequate, we use a hand-held thermal infrared camera to read the temperature of the items in question to quickly identify any inefficiencies or malfunctions.
If high humidity is suspected in the home, our hand-held pinless surface hydrometer helps us check humidity levels within walls and on flat surfaces helping to detect hidden moisture.
Certified Home Watch Reporters are trained to identify irregularities to catch a managing situation in the early stages. Unlike other Home Watch providers, we make sure we use the proper tools to help detect potential problems before they escalate.
In a tropical climate like Florida, we will check the humidity level and, if it is over 50%, will adjust the thermostat so the AC operates properly to draw humidity out of the air. Please know that all procedures vary by climate, type of home, and equipment.
It is the BEST Practice of Certified Home Watcher Reporters that the water is OFF, if possible, any time the home is unoccupied. The homeowner should turn the water off when they leave; whether it is for season, a short vacation, or even overnight.
Turn it off, at the home’s water main valve--very slowly and gingerly. Many plumbers suggest that you drain the water lines by turning the water on in one of the sinks. Be sure that you do not leave the sink faucet open! Don’t cover or close the drains. The procedure for water heaters will be different, based on the equipment you have. In many cases, the water heater should be OFF, as well as the re-circulation pump, when the water is OFF. Please contact your plumbing contractor for specific instructions.
Many Hobby Home Watchers offer to “open your home” before you return. They will turn the water and water heater ON. NOT GOOD!
The Certified Home Watch Reporter knows that your water should be OFF any time the home is unoccupied.
It is a BEST PRACTICE to NOT turn the water on in advance of your arrival. We do not want to leave your home vulnerable, even for a few hours. You need to turn your water on, very slowly and gingerly, at the water main when you get home.
Be sure to check the correct procedure for your water heater.
Weekly (4 – 5 visits per month) or every 2 weeks (2 visits per month).
If a Home Watch provider offers a once per month visit, RUN! It is absolutely ineffective. Way too much can happen between visits. Monthly makes no sense.
You must check your homeowner’s insurance policy. They may require that a Certified Home Watch Reporter is necessary, and it may even be a condition of coverage. It is your responsibility to adhere to the frequency of visits mandated by the insurance carrier. Check this with every notification and insurance renewal to see if there are any changes. Share the information with your Certified Home Watch Reporter.
There currently is not a license or official requirement in Home Watch. It is not a regulated industry at this time. Platinum Pro Assist Home Watch has a Commercial Liability Coverage in the amount of 2 million dollars with a 2-million-dollar aggregate and Professional Liability Errors and Omissions Coverage in the amount of 2 million dollars. We carry much higher insurance limits than many other Home Watch providers in the area.
Some Home Watch businesses that claim to have a license or advertise as such are referring to their Business Tax Receipt, sometimes called a Business License. It is usually a registration in the county or city where the business is located that they purchase for a fee. It is NOT a Home Watch License. They sometimes list a license from another business that has nothing to do with Home Watch. This is misleading, and they count on the homeowner not to check their credentials.
Just because their website states that they are insured does not mean they are! It is your right and responsibility to verify the credentials of all your service providers. Check their business name, coverage amounts and expiration date. Get a new Certificate of Insurance each time the current one expires.
Every situation is unique. We will always troubleshoot appropriately and communicate with the homeowner or designated person(s). We have a variety of resources and have access to qualified service providers.
Beware of the Home Watch provider who does “everything” themselves or work for which they are not trained, licensed, or insured. Even a handyman license may not cover them to even hang a ceiling fan or change a toilet flapper! There might also be red flag when they have a relative or friend who can do the work! an answer to this item.
Will you find it cheaper? Of course. You can find virtually everything cheaper if you look long enough and are willing to settle for less. A Certified Home Watch Reporter is so much more than someone who just pops in for a bit of time. True professionals know what to look for and have resources to handle just about any situation.
This is about your relationship with the person to whom you have entrusted your home! They will be your Home Watcher, eyes and ears, representative, advocate, and maybe become a valued friend.
Home Watch is not a commodity; therefore, the decision should never be made based on price.

2. You will receive a report via email after each Home Watch visit.
Many homeowners complain that they don’t know when their Home Watch person makes the visit. Some homeowners have come back, after months away, to discover that the check they left on the kitchen counter is still there and no visits were made.
Excellent communication is the cornerstone of a Professional Home Watch Company. Hiring the one or two person Home Watch company may be preferred by many seasonal residents. You are working directly with the business owner, and we have skin in the game.
When working with a company that has employees, ask their level of training for Home Watch as well as if the same person makes the visit or if it is rotated among staff.
The Plan B is very important. Should one of us be unable to make a visit, we have a partner, team member, or colleague who is also credentialed that could help out. It is a benefit of our affiliation with other Certified Home Watch Reporters.
Very frequently, a Home Watch company has no contingency plan. Visits are often missed or your keys are given to someone who is neither trained or insured.
Imagine if the Hobby Home Watcher, who has no back-up plan, experiences a serious illness or must care for a loved one. Your Home Watch will not be their priority.
At a time of tragedy, we do what we have to do. A Professional Home Watch Company has a support system.
We have invested in training and ongoing education. We have a properly registered business, are insured, bonded, and background checked. We take part in ongoing training and testing. We subscribe to high standards and best practices.
Prior career experience matters, but it should not be the exclusive reason to hire the Home Watch provider. Home Watch skills are quite specific. Certified Home Watch Reporters keep up to date with trends and ways to improve the quality of their visit and the services offered.
We cannot prevent anything from happening. It is our job to make a comprehensive visit and notice an irregular or damaging situation in the early stages--before it can become a disaster.
For our company, it is a best practice to conduct a Post-Departure Visit to the home shortly after you leave to make sure everything is in order. Often the homeowner leaves a door unlocked, water on, thermostat set improperly, and so much more!
As Certified Home Watch Reporters, we also visit shortly before your return. In fact, we call it our Murphy’s Law visit.
